Fraser Valley Real Estate Board warns agents after reports of unusual client behaviour
The Fraser Valley Real Estate Board (FVREB) is advising its members to be extra cautious after receiving reports of unusual interactions with a prospective buyer.
In a notice sent to members on April 23, the board said several agents described a “pattern of behaviour that raised concerns” by the client, including repeated requests to view vacant properties, changes in contact information and requests for transportation to and from showings.
At that time, the board had confirmed with the authorities that there had been no formal complaints. Since then, on April 28, a spokesperson with FVREB confirmed to Real Estate Magazine that it had become aware of formal complaints.
Reports of troubling encounters
Agents involved described unsettling and bizarre encounters to Global News.
Agent Xyrina Gutierrez told the outlet a man behaved inappropriately during a showing in Surrey and made unusual claims about his background, touched her leg and attempted to prevent her from leaving, at one point claiming her car had been towed.
“He mentioned that he has a wealthy family in Saudi Arabia who are billionaires and he wanted to fly (me) out in a private jet to Dubai,” Gutierrez, who works with Stonehouse Real Estate, told Global.
Surrey police told Global News the man used an alias and is investigating, along with a similar incident.
The Fraser Valley board said it is encouraging members who have experienced similar situations to contact local authorities and inform the board to help identify patterns and support member safety.
“While the vast majority of client interactions are positive, this serves as a reminder that vigilance is an important part of professional practice,” the notice said.
Pattern prompts safety reminder
Members were advised to take precautions such as avoiding situations where they are alone in isolated or vacant properties, refraining from providing transportation to clients and ensuring someone else is aware of their showing schedule and location.
The board also urged agents to exercise caution when working with new or unverified clients and to trust their instincts if an interaction feels unusual or concerning.
“As always, your personal safety and professional judgment should take precedence in any client interaction,” the board said.
