Seniors market a generational opportunity

More than 8 million Canadians are now 65 or older, roughly one in five people in this country. By the mid-2030s, that number is projected to reach one in four. The Baby Boomer generation, the largest demographic cohort in Canadian history, is moving through its most consequential housing decisions yet: downsizing, aging in place, relocating for retirement, or navigating estate transitions after a spouse’s death.

These are not simple transactions. A Canada Mortgage and Housing Corporation (CMHC) report found that the proportion of Canadians over 75 exiting the housing market has been falling steadily since the early 1990s, not because they don’t want to move, but because the decisions are so emotionally and financially complex that many simply stay put. When they do move, the process often involves family conflict, cognitive decline considerations, accessibility requirements, estate and probate law, and the deeply personal experience of leaving a home they’ve lived in for decades.

For REALTORS® who know how to navigate this, it’s a career-defining opportunity. For those who don’t, it’s a growing blind spot.

The skills gap most agents don’t see coming

Most REALTORS® are not formally trained in the specific challenges that come with serving senior clients. How do you communicate effectively with a client experiencing early cognitive decline? How do you manage a listing when their children disagree on what to do with the family home? What are the probate requirements when selling an estate property? How do you identify signs of elder abuse or financial fraud?

These aren’t edge cases anymore. They’re becoming the norm. And handling them on instinct alone creates risk for the client, for the transaction, and for the agent’s reputation.

A Canadian certification built for Canadian REALTORS®

The Canadian Real Estate Association’s (CREA) new Canadian Certified Seniors Representative (CCSR), presented by Chartwell was built to close that gap. Designed by REALTORS® in Canada for the Canadian real estate environment, CCSR is a structured program of seven eLearning modules, a comprehensive assessment and a virtual instructor-led session, totaling 11.5 hours of focused professional development. The curriculum covers:

  • Generational perspectives and communicating respectfully with aging clients
  • Emotional support, family dynamics, and scam prevention
  • Accessibility features, universal design, and aging-in-place technology
  • Home ownership structures, maintenance, and available grants and programs
  • Housing transitions and care-level options
  • Financial and tax essentials, including when to refer clients and the REALTOR®’s role boundaries
  • Legal considerations, probate requirements, and the REALTOR® Code

The virtual instructor-led session reinforces key concepts through interactive discussion and equips participants with senior-focused marketing strategies to strengthen their community presence.

Early industry feedback

The British Columbia Real Estate Association’s (BCREA) accreditation committee reviewed the CCSR curriculum and expressed support, commending CREA for developing a Canadian-specific program that addresses gaps in previously available international offerings. BC REALTORS® who take the course will now earn 11 Professional Development Program (PDP) hours towards their required 21 PDP hours per cycle.

The business case is clear

Senior real estate transactions tend to be high-value and deeply relationship-driven. Agents who can confidently handle the complexities (the family dynamics, the legal nuances, the emotional weight) position themselves as trusted advisors, not just transaction facilitators. That trust generates referrals from families, elder-law professionals, financial planners and the broader senior-services network.

With nearly half of unretired Canadian homeowners now saying they plan to sell their home to fund retirement, and the entire Baby Boomer cohort crossing 65 by 2030, the volume of these transactions is only going up.
